
FCT Minister, Nyesom Wike
Minister of the Federal Capital Territory (FCT), Nyesom Wike, has given property owners who altered the approved use of their land without authorization two weeks to regularize their documents or face sanctions.
In a statement released on Sunday by his Senior Special Assistant on Public Communications and Social Media, Mr. Lere Olayinka, the Minister directed all affected property owners to pay a violation fee of ₦5 million within 14 days, starting from November 11.
Olayinka noted that failure to comply within the specified timeframe would trigger enforcement measures by the FCT Administration.
He identified the affected areas as Gana Street and Usuma Street in Maitama; Yakubu Gowon Crescent in Asokoro; Aminu Kano Crescent and Adetokunbo Ademola Crescent in Wuse II; Ladoke Akintola Boulevard and Gimbiya Street. Others include Onitsha Street in Garki II; Ogbomosho Street, Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close, and Ilorin Street in Garki I District.
“During this 14-day grace period, affected property owners are expected to visit the Department of Land Administration with their original title documents and valid identification to regularise their land use approvals. They will also collect new title documents reflecting the updated land use for a fresh 99-year term,” Olayinka explained.
He added that the issuance of new titles — including the Statutory Right of Occupancy and Certificate of Occupancy — would not apply to properties whose titles had already been revoked for reasons such as non-development, failure to pay ground rent, or other infractions.
Olayinka also recalled that the FCT Administration had earlier reviewed the Land Use and Purpose Clause for properties across the capital. Property owners who had altered their land use without approval were previously given 30 days to pay the penalty, a period that expired more than a month ago.
