Borno State Government has commenced a comprehensive review of the Maiduguri City Master Plan, first developed in the 1980s, as part of efforts to modernise and expand the state capital.
Executive Secretary of the Borno Geographic Information Service (BOGIS), Engr. Adam Bababe, disclosed this while addressing journalists on Wednesday evening at the agency’s conference hall in Maiduguri.
According to him, the review is aimed at updating and strengthening the city’s development framework in line with current urban planning standards.
Engr. Bababe explained that following the flag-off of the township ring road network by Governor Babagana Umara Zulum, the state government has secured approval for the demarcation of a comprehensive layout and the allocation of plots to residents of Maiduguri and surrounding communities.
He noted that the sale of the demarcated plots along the ring road has already commenced, beginning with Phase One, which covers neighbourhoods designated for high-, middle- and low-density residential development.
“The Maiduguri Master Plan is under review and Borno State government is rolling out online or digital land allocation for interested potential buyers at Maiduguri City Ring Road. We are inviting investors and residents to acquire the plots of land which are at low, middle and high density layout plans at affordable prices and sizes,” Bababe said.
The Executive Secretary stated that the neighbourhood layout plan has been designed to meet modern housing and environmental standards, in line with existing laws and regulations.
He added that the estates are equipped with essential infrastructure and public amenities, including solar-powered boreholes, clinics, schools, recreational parks, sports grounds, electricity networks, water supply systems, solar streetlights, road networks, drainage systems, places of worship, waste disposal facilities and fire service stations.
Bababe, further, disclosed that designated buffer zones of about 200 metres have been provided for industrial developments, as required by law, to separate industrial activities from residential and commercial areas.
He called on investors, industrialists and estate developers to take advantage of the opportunity by applying for sizeable plots suitable for their businesses.
According to him, several investors have already shown interest in the project.
“About five estate developers and 11 industrial investors have so far indicated interest, including solar panel manufacturers, fertiliser blenders, poultry feed producers and breeders, electric and gas welders, and automobile-related businesses, among others,” he added.
Engr. Bababe reaffirmed the commitment of the Borno State Government to ensuring orderly urban growth, improved housing delivery and sustainable development in Maiduguri through the reviewed master plan and digital land allocation system.
